Many new homes are currently available on the market which are at varying levels of production. Without having a complete list of homebuilders in the area it is difficult to fully realize your options as a buyer. In this "Buyer's Market" it is definitely a smart idea to make sure that you evaluate all your options and have a good understanding of the available new home inventory as well as build from the ground up options. As a Buyer Specialist I enjoy helping my clients find the new home that is right for them based on wants and needs along with budget and location preference. It has come to my attention that many clients do not realize that the sales representatives are actually working for the builder and therefore by walking in to a new home sales office with no representation they are placing themselves at risk financially and giving up the conveniences of having a diligent Realtor to assist through out the process. It is almost always near closing that the builder and buyer find themselves at disagreement. This final stage is obviously the most stressful part for the home buyer. This is where I come in and take care of the dirty work for my buyer clients. I will grant you that there are many smooth New Homes Transactions, but for every smooth one there is one that is not so smooth and it pays to have a good Realtor in your corner and after all there is NO FEE WHAT SO EVER which is the part many buyers are completely unaware of. I make it a point to educate my buyer clients that we work free of charge for buyers and that we are able to do so because we are compensated by the Builder.
